Riverside Barn is perfect for a family holiday, or for a group of friends sharing a long weekend break.
Ideally located 3 miles from the coast at Cley and Blakeney, Letheringsett is only ½ mile from the market town of Holt, with its interesting shops, cafés and restaurants. You can explore the coast and enjoy eating and drinking at one of the many traditional Norfolk pubs.
The south facing walled garden is safe for children to play safely
ACCOMMODATION
The house has recently been completely redecorated and refurnished and we are sure you will find everything you need for a comfortable stay.
The house can accommodate 8 people plus a sofa bed in the upstairs sitting area
The barn has hardwood floors throughout, the joinery is predominantly in oak, and original beams and timbers give the house real warmth and character.

Broadband Internet Access – there is Wireless broadband internet access available at Riverside Barn. Please note however that this service is provided as a courtesy and you will need to be able to setup your own connection. Please see conditions regarding this on the booking form
Heating and Hot Water: - There is oil fired heating throughout the barn, and the Aga keeps the kitchen cosy at all times. There is a woodburning stove in the snug, but don’t put too much fuel on or you will cook! There is underfloor heating in the garden room and we are sure you will find the house comfortable at all times
QUIET LOCATION.
Riverside road is a quiet residential road leading off the A148 in Letheringsett, ending at a shallow ford across the river Glaven. There is very little traffic as it is a no through road and Riverside Barn is at the furthest end it, only 100 yards from the river. This is a perfect place to picnic and for young children to play in the water. The river is a designated conservation habitat.
There is a track leading from the ford to Holt, and there are some lovely walks and cycle routes directly from the barn.

Ground Floor
The Garden Room
Along the south facing aspect of the building there is a newly built Garden Room. This is 12 metres long with sliding full height glass doors, so that you can open the room right up to enjoy the garden in the summertime. In winter there is heating under the marble floor to, and in summer the insulated roof helps to keep the temperature comfortable. There are two sofas and café style tables and chairs so you can use the room for informal dining and for relaxing at any time of day.
The sun fills the garden in the afternoon and evening, and the sheltered surroundings mean you can make the most of the day.
The KitchenDining Room
The large farmhouse kitchen is perfect for cooking and dining. Beside the Aga there is a new cooker with electric oven and grill and gas hob. In the summer the Aga is turned off during hot weather, but this can be lit on request.
Equipment includes a dishwasher and large fridgefreezer, as well as microwave and small appliances. There is plenty of space for food preparation, and a small sofa for relaxing.
At the other end of the kitchen is a large Elm dining table which can comfortably seat 8
The kitchen has magnificent views over the field opposite, and enjoys the rising sun in the mornings
There are also a washing machine, tumble drier and a space for laundry in a large cupboard in the kitchen
Bedrooms
There are two bedrooms with a shower roomwc on the ground floor, one double and one zip together twin. Both rooms are light and have skylights, The double room has french doors opening into the garden room.
Upstairs
At the top of the stairs there is a landingsitting area with a sofabed and televisionDVD. There is a bathroom with bath and overbath powershower
There are two twin bedrooms upstairs, both with exposed roof timbers, one looking out over the fields and the other over the garden. There is space for clothes in each room with a further hanging cupboardairing cupboard available. |
