The Granary is in the tranquil rural village of Northrepps, which is walking distance to the unspoilt beach and fishing village of Overstrand. Cromer is 2 miles away whilst a 15 minute drive will find the stylish towns of Holt, Cley & Wells next the sea as well as the Norfolk Broads. The local pub is a 5 minute walk away.

The Granary has 6 bedrooms, 4 bathrooms, a downstairs cloakroom, a large lounge 30’ with wood burning stove, a family room with snooker table, a sun room, and a vaulted kitchen & diner. On the first floor, directly above the lower patio doors, is the SUN ROOM. This has a chaise longue and two comfortable chairs and a large lamp and small table. It is a bright sunny room where the sun floods in for most of the day. It overlooks the church and is a lovely quiet place to relax and read
The LARGE LOUNGE has a selection of fine leather sofas and chairs, a large multi-fuel stove and a card table. Large patio doors open out from the lounge to a small garden at the front of the property. The lounge has a large LCD multimedia TV and DVD player with FREEVIEW & digital channels. The room is bright and cheerful during the daytime and quite cosy at night, despite being almost 30 feet in size.
The FAMILYPLAY ROOM has a 34 size snooker table and real bristle dart board. There is an ornamental open fire place and a leather sofa and coffee table as well as an LCD TV with combined DVD player. The book shelves are laden with books and games and there is even a dressing up box for those ‘ family’ shows.
The KITCHEN has a vaulted ceiling, a large electric range, black Samsung fridge freezer, butler sink and retains the feel of a traditional country farmhouse whilst providing all the facilities one would expect from a newly refurbished property. There is a dishwasher, a washing machine and matching black kettle, toaster and microwave.
The DINER is also vaulted, has a large refectory table that seats 12, via 2 long benches and 4 french leather chairs. The 18th century butlers pantry contains all the pots, pans and extra crockery 12 people would need and there is also a high chair.
Part of the upper floor can be seen from diner via a large glass arch.
The BATHROOMS on the 2nd floor have slate tile floors and Victorian style baths with hand held showers. The bathrooms on the 1st floor have both baths and showers and are fully tiled, with wooden floors. Water is provided by two large megaflows which result in plenty of hot water and powerful showers. Both water and heating are on a timer, which can be altered via the programmer situated in the dining area.
The Granary is heated by oil fired central heating throughout. The radiators downstairs are beautiful black old style radiators. The bunk room is the exception, as this room has an electric heater.
There are wooden floors throughout, and terracotta style floors in the kitchen & diner. Most of the doors are latched and throughout the Granary are original features including flint walls and dark beams.
LOCATION
Situated overlooking a church the only noise you will hear will be the owl at night and the church bells on Sunday morning. The private drive on which it is located is off a tiny lane and the silence is usually deafening! It is a very quiet residential area and therefore the property is NOT suitable for late night parties, but is highly suited for discerning families who wish to get together in a quality residence near the sea. There are many walks, not least the walk to the beach at Overstrand which is 1 ½ miles away and Cromer which is about 2 miles away. The lovely village of Southrepps is also 2 miles away and the local pub is only ¼ mile. |
