Docking
The village of Docking is situated in scenic countryside near the charming town of Burnham Market, and Brancaster beach is only 4 miles away.
North West Norfolk offers unspoiled countryside, long sandy beaches, famous nature reserves and, above all, a real chance to relax and get away from it all.
Throughout the countryside you will find friendly pubs, antique shops, local markets and of course Sandringham House, Holkam Hall, Houghton Hall and so much more.
Docking has a cosy country pub called the Railway Inn, which serves superb home cooked food. There is an excellent village store (with post office) only a very short walk away - opens 8 am -10 pm.
At the other end of the village, approximately fifteen minutes walk, is a tasty fish & chip shop and also the Pilgrim’s Reach restaurant. If you prefer to catch your own fish you can book a fishing trip and cook it fresh in the cottage kitchen, or invite Rick Stein!!
Docking is an ideal base from which to explore all that North West Norfolk has to offer.

ACCOMMODATION
Ground Floor:
· Kitchen : Newly fitted and fully equipped oak kitchen with ceramic hob and extractor, electric oven, fridge, microwave, table and four chairs. Step up to rear lobby with stable door leading to rear garden and door leading to utility.
· Sitting room: Wooden floor, sofa, rocking chair, TV (with freeview), DVD and video player and Victorian cast iron coal fire. Steep turning staircase leading to first floor.
**Please note : Due to the steep turning staircase leading to the first floor we feel this cottage would be unsuitable for people with mobility problems or families with babies (we therefore do not provide facilities for babies e.g. cots, highchairs). We do however, provide a safety gate for the twin bedroom should one be required for those families with young children. Please Note: We have had plenty of families with young children staying in our cottage with no complaints about the stairs.
· Utility: Boiler, WC, hand basin, washing machine, iron and ironing board.
First Floor:
· Bedroom 1: Double bed, bedside tables and lamps, full length mirror, wardrobe with hanging and shelving space and hairdryer.
· Bedroom 2: Twin beds with bedside table and drawers, mirror and fitted wardrobe.
· Bathroom: Bath with overhead shower, heated towel rail, hand basin with vanity unit and mirror, WC.
As a consideration to other guests we ask that you do not smoke inside the cottage.
Outside:
Fully enclosed front and rear gardens with garden furniture. Off road parking for one car and roadside parking if you are coming in more than one vehicle.
